New York's luxury hotel race just got a new contender — and it's leaning hard on food, drink, and wellness to win. Viceroy Hotels & Residences has announced Viceroy Park Avenue, its first hotel in New York City, opening December 2026 at the corner of Park Avenue South and 29th Street in Manhattan's NoMad neighborhood.

For a design-forward brand known for culture-led properties, planting a flagship in one of the world's most competitive luxury markets is a statement. And the way Viceroy is building it — around destination dining, a rooftop pool and lounge, and a dedicated Wellness Penthouse — is a signal of exactly where high-end hospitality is heading.

A NoMad Flagship Built for the Neighborhood

Designed by internationally acclaimed interior design firm Meyer Davis Studio and managed by Highgate, Viceroy Park Avenue will feature 252 guestrooms and suites. The property is a joint real estate venture between Viceroy's parent company Highgate, Tao Group Hospitality, and BGO.

Located moments from Madison Square Park, Flatiron, Midtown, and downtown Manhattan, the hotel is positioned to draw both international travelers and locals — a "hotel as neighborhood destination" play that more operators are chasing.

We are excited to help bring a new landmark hospitality experience to Park Avenue South."

Tao Group Hospitality Powers the F&B Program

The dining strategy is the headline for food and beverage professionals. Restaurant and bar programming is being developed in partnership with Tao Group Hospitality — the operator behind TAO, OMNIA, Marquee, LAVO, Beauty & Essex, and Cathédrale, among others.

The hotel will feature a signature ground-floor restaurant and café, plus a penthouse-level rooftop with an outdoor pool, pool bar, cocktail lounge, and social spaces set against the New York City skyline. That layering of food, drink, and social energy across multiple venues is the modern luxury-hotel formula.

On the events side, the hotel will offer more than 15,000 square feet of dynamic space for weddings, corporate events, and social gatherings, spread across three flexible event spaces that can be used individually or combined. Event groups can also incorporate Tao Group's exclusive culinary programming.

Oversized Rooms and Four Presidential Suites

Meyer Davis Studio's 252 rooms and suites are designed to rank among Manhattan's more spacious luxury offerings, with warm wood tones, textured stone, layered lighting, and custom furnishings for a quieter, residential feel above the streets.

  • Four presidential suites, including three 18th-floor specialty penthouse suites ranging from 755 to 2,100 square feet.
  • A one-of-a-kind duplex suite with 2,000 square feet of living and entertaining space.

An Urban Wellness Retreat

Wellness is a defining pillar, not an afterthought. On the third floor, guests will find a dedicated spa and fitness center with four treatment rooms, a sauna, steam room, cold plunge, and a fitness center outfitted with Technogym equipment and advanced wellness technology.

The standout is a 2,100-square-foot Wellness Penthouse built for in-room recovery — with a private infrared sauna, cold plunge, fitness equipment, and recovery technology, plus an indoor fireplace and outdoor terrace. It's a direct answer to the booming demand for private, in-suite wellness experiences.

Part of a Broader Viceroy Growth Push

The NYC flagship arrives during a period of aggressive expansion for Viceroy. The pipeline includes:

  • The Observatory Sun Valley, A Viceroy Resort, slated to open Fall 2026 in Sun Valley, Idaho.
  • The recent opening of Viceroy at Ombria Algarve in Portugal and Viceroy Residences Brickell.
  • A partnership with African Bush Camps on three safari lodges in Botswana and Zambia.
  • Additional hotel and residential projects in Playa del Carmen and Puerto Vallarta, Nashville, Austin, Ft. Lauderdale, Clearwater Beach, Puerto Rico, Waikiki Beach, Mexico, and the Hudson Valley.
